    Description: CRMG is seeking a highly motivated Residential Portfolio Manager to join the growing residential team. Our Portfolio Managers are leaders who provide a key point of contact for clients and excel at building high functioning teams to manage a diverse portfolio of multi-family residential properties. The portfolio will consist of a range of mid-size conventional properties (50+ unit communities). The Portfolio Manager will be responsible for achieving revenue growth, occupancy goals, and the client's asset performance expectations. These goals are accomplished by creating and mentoring an inclusive, diverse, and talented team of people to provide the best experience for all communities, residents, and team members. FLSA Classification: Exempt Salary: $75,000 - $100,000 (DOE) Office Hours: Monday to Friday, 8:00am - 5:00pm Work Location: 11740 SW 68th Parkway, Ste. 100, Tigard, OR 97223 Additional Compensation: $75.00 monthly cell phone stipend and mileage reimbursement for business related travel.     Description: Commercial and Residential Management Group (CRMG) is seeking a Commercial Portfolio Manager to join the Commercial Team. As the Commercial Portfolio Manager, you will be responsible for the appearance, inventory, cleanliness, maintenance, and profitability of the portfolio, meeting and exceeding the expectations of the owners, and keeping within company policies. You will also be the key point of contact for owners and will be building and maintaining strong relationships as measured by the retention, profitability, and tenant satisfaction. The portfolio consists of retail, office, and light industrial properties located in the Portland Metro area. The ideal candidate will have retail and shopping center experience. Major Responsibilities for the Commercial Portfolio Manager - Oversee all aspects of property management, including coordination with vendors, appraiser, assessors, government inspectors on site visits, capital projects; submit and oversee insurance claims - property and liability - including mitigation and repairs. - Maintain communication with property owners on pricing, building projects, current and planned activities, tenant problems and make recommendations to improve the efficiency and profitability of the property. - Oversee contracts (including but not limited to janitorial, day porter and landscaping), inspect properties to ensure that the level of service is in line with specifications and expectations of tenants and owner. - Ensure spaces are handed over to tenants as required by their lease, including any tenant improvement work and cleaning/upgrades. - Issue delinquency notices as allowed per tenant's leases; follow-up as needed and if necessary, recommend legal action and/or termination of lease to owner. - Negotiate contracts and oversee maintenance work as required from outside contractors or vendors ensuring adherence to contract specifications. - Responsible for reviewing, understanding, and responding to owner's inquiries regarding property budgets, monthly financial reports, variance reports, profit and loss statements and delinquency reports, as well as other owner-defined custom reports. - Complete annual reconciliations for properties as determined by leases.
