Lease Renewal Specialist - Residential Real Estate

Invitation Homes is seeking a Renewal Specialist to drive resident retention and support revenue growth across our single-family rental home portfolio. In this role, you will own the lease renewal lifecycle-analyzing expiring leases, recommending pricing and terms, and presenting renewal options that balance resident needs with market conditions. You will communicate regularly with residents, negotiate within established guidelines, and partner with leasing, property management, and asset management teams to optimize occupancy and satisfaction. Responsibilities

• Manage end-to-end lease renewal process for a portfolio of single-family rental homes

• Analyze expiring leases and propose renewal terms aligned with market conditions and revenue targets

• Communicate renewal options, terms, and timelines to residents via phone, email, and digital platforms

• Negotiate renewal rates and concessions within established guidelines to maximize resident retention

• Collaborate with leasing, property management, and asset management teams on pricing and occupancy strategy

• Track renewal metrics, prepare reports, and maintain accurate records in CRM and property management systems

• Ensure compliance with lease policies, fair housing laws, and company standards

• Support continuous improvement initiatives in renewal workflows, resident experience, and operational efficiency Required Skills
