Lease Renewal Specialist - Residential Property Management

Invitation Homes, a leading owner and operator of single-family rental homes, is seeking a Renewal Specialist to drive resident retention and revenue across our U.S. portfolio. In this role, you will manage the full lease renewal lifecycle, from proactive outreach and pricing analysis to negotiation and execution of renewal agreements. Partnering closely with operations, leasing, and asset management, you'll use data and market insights to recommend terms that balance resident satisfaction and financial performance. This position thrives in a high-volume, detail-oriented environment with a strong customer focus and commitment to integrity, collaboration, and continuous improvement.

Responsibilities

• Manage end-to-end lease renewal process for assigned portfolio of single-family homes

• Conduct proactive outreach to residents to discuss renewal options, terms, and timelines

• Analyze market rents, occupancy trends, and resident history to recommend renewal pricing

• Prepare, send, and track renewal offers and lease documents in property management systems

• Negotiate lease terms within company guidelines to balance retention and revenue

• Collaborate with operations, leasing, and asset management to address resident concerns

• Maintain accurate records, dashboards, and reports on renewal status and outcomes

• Escalate at-risk renewals and propose retention strategies

• Ensure compliance with fair housing, leasing policies, and local regulations
