Doel van de functie . Als tactisch adviseur beheer vastgoed ben je de spin in het web voor het dagelijks en meerjarig beheer van de maatschappelijke vastgoedportefeuille. Je zorgt dat gebouwen technisch, functioneel en financieel op orde zijn. Je stemt dit af met gebruikers op basis van de afspraken die in overeenkomsten zijn vastgelegd en met de intern opdrachtgever die verantwoordelijk is voor het accommodatiebeleid. Vanwege de compacte omvang van onze portefeuille schakel je moeiteloos met de operationele uitvoering van het onderhoud en beheer. Belangrijkste taken en verantwoordelijkheden - Meerjarenonderhoudsplanning (MJOP ): opstellen, bewaken en actualiseren van MJOP’s en jaarlijkse onderhoudsbudgetten en investeringen. - Verduurzamingsslag : regisseren en uitvoeren van de ambities om te komen tot de verduurzaming en energietransitie van het gemeentelijk vastgoed. - Financieel -en contractmanagement : beheren van de vastgoedbudgetten, controleren van de overeenkomsten met gebruikers, overeenkomsten met uitvoerende partijen, bewaken van de exploitatiekosten en subsidies. - Relatiebeheer en participatie : onderhouden van direct en laagdrempelig contact met gebruikers en huurders en de intern beleidsverantwoordelijken voor het accommodatiebeleid. - Bestuurlijke advisering : advisering management, portefeuillehouder en het schrijven van college- en raadsvoorstellen. - Kwartiermaker: deze functie is nieuw in de organisatie en daarom adviseer je op basis van je ervaring ook over de functiebeschrijving en bereid je de invulling van deze functie voor. Functie- eisen. - Opleiding: afgeronde HBO- opleiding in de richting van Bouwkunde, Vastgoed & Makelaardij, Facility Management. - Ervaring: minimaal 3 tot 5 jaar relevante werkervaring, bij voorkeur binnen een gemeentelijke of semipublieke context. - Brede blik : ervaring met zowel de technische kant aks de beleidsmatige kant. - Competenties : politiek- bestuurlijke sensitiviteit, hands- on mentaliteit, sterk in samenwerking en netwerken, kostenbewust, communicatief flexibel, volledige verantwoordelijkheid voor je taken en acties, pro- actief meedenken, oplossingsgericht.
